Permitting Through Your Muncipality

Permitting through your municipality may take several directions, based primarily on the site characterisitcs and the improvements to the site needed to construct your home and the rest of your property.

A very simple house and driveway may only require a building permit.  But may expand to include other permits that can be issued by the municipal staff without much effort.

​

A more complex scenario may include one or more of the following:

  • Subdividing Land

  • Exceeding 1 acre of total land to be disturbed

  • Exceeding a predefined amount of impervious materials to be constructed

  • locating a driveway on a county or state road

  • Being located close to or crossing a stream​

The scenarios above typically will require the Muncipality to take a closer look at your proposed house and site improves and require specific approvals for your use.  Often, the municipality will have their engineers provide an in-depth review.  At Idyllic we are experts at navigating the permits needed to build your dream home.

Permitting Through Your State

Permitting through the state government will typically become involved if you need any of the following:

  • The driveway is located on a state road

  • Total disturbance of more than 1 acre

  • Onlot sewage disposal systems

This Permitting may require permits from the Department of Environmental Protection and Department of Transportation.
